Traveling to the Grand Strand Area

Please Remember: When traveling to the Grand Strand area and are using your map apps/GPS, you MUST use the ZIP CODE of the address you are trying to find Or you will end up 20 miles away from where you want to be.

North Myrtle Beach (29582) & Myrtle Beach (29577, 29572, 29575, 29579) have very similar street addresses.

Note: Rental rates increase during the weeks of Easter, Mothers Day, Memorial Day, 4th of July, & Labor Day. All rental rates are subject to change without notice. Quoted prices are based on beach location, property quality, condition, furnishings and number of people the property will accommodate.

Rental Rates

Summer Season: Weeks only – Saturday to Saturday Only. (Unless otherwise noted) Partial week rentals may be available within 4-days prior to arrival if available..

Off-Season: Partial Weeks and Monthly Rentals may be available.

There is a 3 night minimum for most rentals. Partial week rentals may be available within 30 days prior to arrival if available.

Monthly rentals are available for Snowbirds October to March. Monthly Rental Rates are only available for minimum of 90 days.  Your monthly rate for 30 days may be quoted based on weekly rate.

Linen Information

Sheets and Towels are not included in your reservation (unless otherwise noted). For your convenience sheets, pillowcases, towels, washcloths, hand towels, bathmats, kitchen sets are available for rent at Grand Strand Vacations. Please ask our Vacation Specialists about our sheet and towel linen packages when booking your vacation.

  • Rental Policies

Rental Policies

  • Check-In

    4:00 P.M. until closing. During arrival you will be asked to provide a valid driver’s license, current credit card and Cell phone number. If you do not have a credit card, a cash deposit will be required.

    Note: Check In may be delayed due to unforeseen emergency housekeeping or maintenance issues – Your patience and understanding in these situations is very much appreciated.

  • Early Arrivals

    We offer a limited number of 12:30 PM arrivals for those guests with special needs. A fee of $125.00 will be charged to cover housekeeping and administration expenses. If you arrive early, you may not be permitted to check in unless prior arrangements and payment has been made. Ask our Vacation Specialists about details.

  • Arriving After Hours

    The balance must be paid in full and rental agreement signed. Speak with your Vacation Specialists for instructions for key pick up.

  • Checking Out

    Departure Maid Service is provided for you. Please make sure all Occupants Vacate and All Keys are returned to our office, 503 Sea Mountain Hwy, no later than 10:00 A.M.

    There is a $100.00 surcharge per hour for every hour before 12:00 pm. If property hasn’t been vacated by 12:00 pm on departure day, a full days rent will charged.
    Please make sure the following is done prior to check out:

    • Remove all Trash and place in outside container. Roll carts to the street the night before or by 7:00am.
    • Wash and put away all Dishes, Pots/Pan, Glasses and Silverware in their proper location.
    • Remove Sheets from beds, Leave spreads, mattress pads & pillows on beds. Return all rental linen to the office/property services warehouse. Unless you have paid for bed make up &/or delivery.
    • Check under beds & drawers.
    • Remove all of your personal belongings, including food from cabinets and refrigerator.
    • Return furniture to original placement. Clean Charcoal &/or Gas grill, empty cold ashes.
    • Set all A/C thermostats to 74°/Cool/Auto prior to leaving the premises. 65° / Heat in the off season.
    • Turn off all Lights & Fans.
    • All Doors and Windows must be closed and locked.
    • We are not responsible for items you may leave in unit. However, if you leave an item of importance to you, we will locate, package and mail it back to you, for $25.00 plus postage.

  • Departure Cleaning

    We provide departure cleaning for you.

  • Capacity of Accomodations

    All properties have maximum capacity levels regardless of available bedding. Exceptions are made only for infants in cribs. Misrepresentation will result in eviction without refund. Campers are allowed only for transportation. Hook-ups are against city ordinance. Some properties restrict recreational vehicles; such as motorcycles and trailers. Please consult with our Vacation Specialists before booking your vacation.

  • Booking a Reservation

    When you have made your property selection; contact our Vacation Specialists to book your selected property. Once you have booked your reservation you will be sent a personalized Rental Agreement, requesting a deposit and signatures. Grand Strand Vacations must have a signed Rental Agreement prior to check in. We invite and encourage personal inspection of properties prior to booking of reservation.

  • Taxes & Fees

    You will be charged the published rental rate for your stay, a reservation fee: 5%, a $45.00 Accidental Damage Waiver fee, Sales & Accommodation taxes totaling: 12% and a Destination fee: $1 per day. As an option to you, Vacation Travel Insurance is available. The cost of Vacation Insurance is 6.95% of your gross rental rate. If you desire to pay by Credit Card, there is a convenience fee of 2.5%. (All payments must be paid in U.S. Dollars, drawn on a U.S. Bank.)

  • Reservation Deposit

    50% of the gross rental amount, which includes taxes and fees, must be paid to confirm a reservation. This is due within 7 days of making the reservation, or the reservation will automatically be cancelled. Personal checks are preferred; however, they are only acceptable if received 30 days prior to your arrival date. Credit Card (MasterCard, Visa, Discover, American Express) deposit is necessary when your arrival is within 30 days, (There is a 2.5% fee for the use of a credit card). Payment in full is required when booking if your reservation and arrival date are within 30 days.

  • Balance of Payment

    Your balance payment, as outlined on the rental agreement, is due 30 days prior to arrival. Personal checks are preferred; however, they are only acceptable if we received them 30 days prior to your arrival date. We accept: MasterCard, Visa, Discover, American Express (There is a 2.5% fee for the use of a credit card) or Money Order or Cashier’s Check are also acceptable. *There will be a $50.00 fee for returned checks. *There will be a $40.00 surcharge if balance not paid in full prior to arrival.

  • Vacation Rental Insurance

    Vacation Rental Insurance is available for reservations made 7 or more days in advance and is offered when you make your reservation. Your Rental Agreement will outline the cost of this insurance, and is included in your deposit request payment. A pamphlet with detailed insurance information will be sent with your Rental Agreement. You may call Red Sky Insurance for further information at 1-866-889-7409. Please CLICK HERE for more information on our Insurance policy. This insurance also protects you and your family if an emergency family illness or death should occur and prohibit you from vacationing. We recommend you purchase this insurance for your protection.

  • Peace of Mind - Accidental Damage Waiver

    All reservations will be charged a mandatory $45.00 surcharge for an Accidental Damage Waiver. It will be automatically added to each reservation at booking. This fee is not refunded or applied to future rentals. The Accidental Damage Waiver does not negate your responsibility as a tenant. The damage waiver is limited to a maximum coverage of $1000.00 per reservation and all guests staying in the property will be covered by this waiver and will not be obligated to pay for accidental loss of damage to the rent unit or its contents. The Accidental Damage Waiver does not include: Intentional Acts, gross negligence or willful conduct. For more information please ask for a copy.

    **In the event of an accident, contact the office as soon as possible. Give us as detailed description as to what happened as possible, so we can make the proper corrections in as timely a manner as possible. Please do not try to repair anything on your on.

  • Privately Owner Properties

    Our Vacation Rental properties are all privately owned and reflect the individual tastes of the owner. Grand Strand Vacations can not make changes to furnishings or equipment without the consent of the property owner. The same are subject to change without notice or compensation. Each property is equipped for simple housekeeping, providing cookware, dinnerware, bedspreads, mattress pads, & pillows. You will need to bring any disposable items you may need.

    Grand Strand Vacations acknowledges that the Owner can make management decisions that include, but are not limited to approving renters, deciding on rental terms, reviewing and approving expenses.

  • Non-Smoking Properties

    Smoking in a Non-Smoking Property is prohibited. If a property is discovered to have been smoked in, a $500.00 surcharge will be charged to the guests credit card/Security Deposit.

  • What You Need To Bring

    Bath, beach & kitchen towels, bed linens/sheets, an ice chest (for frequently used beverages), cleaning supplies and paper products (paper towels & bathroom tissue). Properties are set-up for simple cooking and housekeeping.

    **Property items (such as bedspreads, pillows, chairs, pots, pans, dishes, glasses or silverware) are not to be taken out of the property, to the beach or other properties.

  • Swimming Pools

    Pools are generally opened April 1st or before Easter and closed down on or around October 1. Pools that have the ability to be heated require an additional charge and advance notice.

    **Because Grand Strand Vacations in not in charge of pool maintenance at any of our properties we can not be held responsible nor will issue a refund or transfer a reservation for pools that are (but not limited) to the following: out of order, dirty, cold, considered to small, or over crowded. Ask for details.

  • Internet Service

    Most all properties have internet/WiFi service. Grand Strand Vacations does not guarantee internet connectivity. No refunds will be given due to loss of internet service. If you find the internet isn’t functioning, try rebooting the modem – unplug it for 60 seconds and plug back in. Make sure no light switches have been turn off that control the outlet. Make sure everything is plugged in correctly.

    **If a guest does access any internet content during their stay they do so at their own risk and are responsible for ensuring that any accessed material does not violate laws regarding copyright, trademarks, pornography or any material deemed slanderous, defamatory or offensive.

  • Television and Programming

    Details on available television sets and programming can be found on the individual home and condo property descriptions. Some vacation rentals have DVD Players. Most properties provide some type of basic cable programming package.

    No refunds will be made for malfunctions. Grand Strand Vacations will attempt to provide a replacement or loaner, but supplies are limited. Cable TV service, satellite TV, telephone service and Internet access cannot be guaranteed as we have occasional interruption of service. Many homeowners are providing Smart TV’s so you can also bring your own Roku, Fire Stick, Chrome Cast, Apple TV, etc.

    If it appears that the TV is not working, please check to see if a cable box is connected to the TV and powered on. Sometimes it may require a reboot by unplugging the power and waiting for the device to reconnect. If your vacation rental has a ROKU or Samsung Smart TV, look for the Spectrum app on the home screens for most of your favorite programming channels.

    *Guests will be charged a $20.00 fee plus charges for unauthorized movies etc. billed to owner.

  • In-House Maintanance & Housekeeping Staff

    Our Staff are here to make sure that your vacation home is in the best condition that it can be. If you should discover otherwise, please report it to us immediately and we will correct it as quickly as possible. Please be aware that any damage to fiberglass tubs can cause extensive damage to the property and must be reported immediately. Check out is NOT the time to let us know about problems. We cannot issue refunds for mechanical breakdowns or cleanliness issues. In order to make timely repairs or inspection, Grand Strand Vacations’ personnel or representatives shall have the right to enter the property at reasonable hours. If a service call is made and entry refused, renter will be held liable for service call fee.

  • Refrigerators & Freezers

    Prior to your arrival, the refrigerator may have been left open for a period of time during cleaning. It can take as long as twelve (12) hours for your food to cool and for the refrigerator to return to a medium temperature, especially if you fill it with warm groceries. To avoid the refrigerator going into the defrost cycle make sure the refrigerator and freezer are always set at a medium temperature. If the refrigerator is turned to the highest setting, the humidity will cause the coils to ice up and prevent cool air from reaching the refrigerator compartment, while the freezer compartment remains cold. If this occurs, please return the unit to a medium setting with both controls and allow time to defrost and stabilize. Helpful Hint: Your groceries will cool faster if you avoid frequent opening and shutting of the refrigerator door during the first evening, use an ice filled cooler for drinks. Refrigerator complaints made on the day of your arrival will not be responded to until the next day and there is confirmation of continued problem.

  • Security Deposit

    Properties may require a refundable security deposit from $250 to $500. Please allow up to 4 weeks for return of the deposit, less any charges. As the renter, you will be held responsible for any malicious damage, loss to the property, or excessive cleaning required during your rental period and Owners Agent will repair or replace lost or damaged inventory at the renter’s expense payable upon demand. Charges are but not limited to:

    • Damage: Cost of Repairs.
    • Excessive Cleaning: Cost of extra cleaning
    • Late Checkout: $100.00 per hour, after 12:00 p.m. one (1) night’s rent will be charged
    • Lockouts: After hours key delivery $30.00. Have cash ready when key arrives. If possible, we can meet you at the office.
    • Lost Keys: Guest will be charged $25.00 per key. If you would like a souvenir key tags, ask. $5.00
    • Maintenance: Please keep in mind that service calls are charged to the owner. Guests will be charged for any unwarranted service calls.
    • Pets: Violations of the PET POLICY is grounds for eviction without refund and the security deposit will be charged to cover extermination charges for fleas and cleaning. Owner and other guest have allergies – possibly life threatening.
    • Rearranging Furniture: Rearranging furniture is prohibited. Fees will be charged for us to move furniture back to the original location.
    • Trash Pick Up: $50.00 if Grand Strand Vacations has to pick up or move improperly placed or excessive trash.
    • Smoking: Smoking in nonsmoking properties will result in a $500 charge. Owner and other guest have allergies – possibly life threatening.
    Adherence to all policies as outlined on the lease and occupancies are enforced. Failure to comply will mean no future rental to that occupant.

  • Property Telephones

    Limited properties still have telephones. No long distance calls are to be placed unless they are collect or billed to your credit card. We can not guarantee telephone service will be available and no refund will be give for loss of telephone service during your stay. *Guests will be charged a $20.00 fee for unauthorized calls billed to owner.

  • Sofa Sleeper

    We do not recommend sofa sleepers for adult use. We ask that they be for the use of children only. Comfort & condition are not guaranteed.

  • Pet Policy

    We have a few Dog Friendly properties, and are notated throughout this website. They require a $200.00 – $300.00 non-refundable fee.

    **Having a pet(s) in a non-pet friendly property is a violation and material breach of Grand Strand Vacations – Rental Agreement and is grounds for eviction without refund and additional fees will be charged depending on the amount of excessive cleaning, damage and extermination that is needed. An additional pet contract will be required for reservations with dogs. Ask for details.

    Dog Owners

    • May 15 through September 15: No dogs allowed on the beach 9 am to 5 pm. Surf only in designated areas 9 am to 4 pm
    • Leash law is in effect at all times; maximum leash length is 7 feet
    • Pet owners must pick up and properly dispose of pet waste

  • No House Parties

    We have the right to and will terminate any rental, with no refund, if, in our opinion, the renter is detrimental to the property.

    • We rent strictly to families and mature persons over the age of 25.
    • Absolutely No House Parties, Fraternities, Sororities, Motorcycle Groups or Youth Groups are allowed.
    • No children will be permitted to check-in without their parent(s).
    • Parents must occupy the same property during the term of this agreement; adult supervised, non-family groups are considered house parties.
    • Should a house party or group attempt to occupy the property by any devise, they will be immediately evicted and/or admittance refused and the reservation deposit, rent and security deposit will be forfeited as liquidated damages.
    • The person(s) will be responsible for any and all legal fees, and any other expenses, which may result, in addition to any right or remedy available by law.
    • If at the time of your departure, it is determined your group has been a House Party, your credit card/ security deposit will be charged depending on the amount of excessive cleaning and repairs that is needed.
    • UNDER AGE DRINKING AND ANY DRUG USE WILL BE TURNED OVER TO THE AUTHORITIES.

  • Event Fees

    An event fee of $600.00 is charged for weddings, family and class reunions or any event that would be beyond the scope of a vacation. This fee is in addition to the reservation fees and taxes.

  • Cancellation Policy

    If you cancel, your reservation deposit will be refunded, less 15% cancellation fee), ONLY if the same unit is re-rented for an equal number of days and the same dollar amount as your original reservation. If we are unable to re-rent the unit, all payments will be forfeited.

    NOTE: VACATION RENTAL INSURANCE WILL NOT COVER CANCELLATION FEE

  • Trash Collection

    Trash Collection

    As more and more short-term rentals have become available to the vacationing public in our residential neighborhoods, the City has experienced an increase in complaints about an over-abundance of trash left curbside at short-term rental units. To alleviate this situation, the City now collects trash from short-term rentals on their regular pick up day, plus Friday, Saturday, and Sunday. (Recyclables are only collected on the regular pick up day.) Please observe the trash collection days and times that your property manager provides to you, and please do not leave trash outside receptacles.

    Recycling

    Recyclable materials include: Aluminum cans, cardboard, glass, magazines, newspaper, paperboard, plastic containers and bottles, and steel cans.

    Recyclable materials should be placed loosely, not bagged.

  • Parking Requirements, Permints, Maximum number of vehicles permitted

    Parking permits are required at all properties. Properties have parking restrictions & limitations. Please ask. Condos are allowed only two (2) Vehicles, some only allow one (1). Homes generally offer 1 space per bedroom. Additional vehicles may be parked at our office with a GSV parking permit, to the right side of the building (sales lot). There can be no parking on sidewalks or on public walkways. The city is issuing tickets.

    Parking Requirements

    As North Myrtle Beach continues to grow in popularity as a vacation destination so, too, does its parking challenges. In May of 2021, the City adopted rules and requirements pertaining to transient parking and short-term rentals. When engaging in transient parking in residential neighborhoods owners and guests must comply with safety regulations determined by City and State codes, in addition to these requirements: 1. Where the City allows shoulder parking within street rights-of-way, no car may park within 30
    feet from the edge of the roadway pavement on the approach leg to any intersection.
    2. Where the City allows shoulder parking within street rights-of-way, no part of any vehicle may
    extend across or overhang the edge of the roadway pavement.
    3. “Stacked” parking (vehicles parked end-to-end) is allowed, however, no part of the vehicle may overhang onto the sidewalk, right-of-way, or extend beyond the property line.
    4. Under no circumstance may a property owner, managing party or any guest attempt to reserve, inhibit, prevent or discourage parking within the street right-of-way where allowed by the City.
    5. No parking is permitted in landscape beds in such a manner as to obstruct a sidewalk, or in a manner which overhangs adjoining private or public property.

    For your awareness, short-term rental property owners must report to their guests and the City the total number of parking spaces on their property that comply with the regulations above. The parking spaces reported to the City must be located within the owner’s private property, not shared with an adjacent property and not located within a right-of-way. The number of parking spaces reported also represents the maximum number of vehicles permitted to park on-site

  • Parking Lots in NMB

    The City of North Myrtle Beach offers paid parking lots for those that do not have close access to the beach from their vacation rental. Please review this Park North Myrtle Beach Flyer for additional information

  • Construction

    Tourism is the largest industry in the North Myrtle Beach area and new houses and condos are always being built. We cannot predict the locations, times, or amount of construction activity. With that said we may not be able to inform you at the time of your reservation whether or not your accommodations are near a construction site. Should you find yourself near construction, please exercise patience and understanding. In the event it becomes intolerable, we will do our best address the problem but no refunds or moves can be guaranteed.

  • Lost & Found

    We cannot be held responsible for items left behind. We do make every effort to locate and return them to you. We will locate, package and return items for $25.00 plus postage.

  • Concierge Services

    Fax, copy machines, and internet access are available at our office. Also, please ask our advice on local restaurants, fishing, shopping and any other activities you may be interested in during your stay on the Grand Strand.

  • Special Reminders

    All town, community, county and state ordinances and laws are to be observed. Grand Strand Vacations cannot be held responsible for any violations. Please call with any questions any time.

    Fireworks are Illegal in North Myrtle Beach
    It is illegal for anyone to use, fire, shoot, discharge, burn, or in any manner ignite or activate any fireworks while in the North Myrtle Beach city limits. A first offense results in a ticket ($310) and a second offense can result in a custodial arrest. It is also illegal for any person to sell, offer for sale, store, exchange, give away or possess for sale, commercially exchange or gift, any fireworks, except in Limited Industrial Zones. No fireworks stores are located in North Myrtle Beach.

    Quiet Hours are Observed from 11:00 pm-7:00 am
    It is illegal for any person to cause or permit any sustained or repetitive noise, regardless of the source, that is audible beyond the property line between the hours of 11:00 pm and 7:00 am, when, in the opinion of the responding official, such noise is excessive, disrupting the peace or disturbing the general public.

    Shading Devices on the Beach

    Placement of shading devices on the beach from May 15 through September 15:

    Other than umbrellas* with a center pole no greater than 7 feet, 6 inches in height and with a circular shade no greater than 9 feet in diameter, and shading devices no larger than 36 inches high by 36 inches wide and 36 inches deep used to provide shade to persons 18 months of age or younger, all shading devices are prohibited from being placed on the beach from May 15 through September 15, including but not limited to:
    • Any material mounted on supports
    • Cabanas
    • Pavilions
    • Sports-brellas or devices similar to sports-brellas
    • Tarps
    • Tents
    *An umbrella is defined as a collapsible circular shade consisting of a natural or synthetic fabric stretched over hinged ribs radiating from a center pole without grounding lines or ropes

  • Locked Closets

    Owner’s reserve that right to have private storage closets on site. These areas are absolutely not included in the rental agreement. Entry into locked closets is prohibited and considered damage to the property. You will be charged accordingly.

  • Substitutions

    From time to time, properties become unavailable for rental due to unforeseen circumstances. If this should happen, we at Grand Strand Vacations may provide the renter with substitute, comparable accommodations without notice for the same period of time. If comparable accommodations are not available, rents or deposits will be refunded.

  • Website Information

  • 2024 Reservations

    “Continue the Tradition”. 2024 renters have first priority for the same property in 2025, until checkout. However, please, try to make your reservation by Thursday of your vacation stay. Please contact our office for further details. Rates are not guaranteed for next year.
